Organise EPC

We can arrange an EPC on your behalf. There may be a small fee for this.

Organise Gas Cert

We can arrange a Gas Cert on your behalf. There may be a small fee for this.

Organise Electric Cert

We can arrange an Electric Cert on your behalf. There may be a small fee for this.

Inventory Report

We use an independent company to carry out and provide us with inventory reports. These reports can be as large as 100 pages due to the detail we use.

Periodic Inspections

From the point when you instruct us to manage your property, we create a 12-month table for periodic inspections and keep all these to use at the end of the tenancy.

Keys & Handover

We provide the tenant with a copy of keys and a full documented handover with the inventory at the start of the tenancy and a hand back from the tenant at the end of the tenancy.

Tenancy Checkout

At the end of a tenancy, we compare the final check out with the inventory report and the inspections we carried out. Once we are satisfied we get the tenant to sign and provide you with a copy.

Rent Collection

As part of our service, we collect the rent on a monthly basis. As we do not handle cash, we instruct all tenants at the start of their tenancy to set up a standing order. You would receive the rent usually after 24-48 hours allowing any delays to be minimal.

Dedicated Property Manager

We also provide you with an actual "dedicated" property manager so you will know exactly who is dealing with your property on a daily basis.

Legal Notice for Possession

If the need arises, we can send the tenants a legal notice requesting possession however, we have not had this issue in the past since the tenants we put into your property are good.

Rent Increase Notification

At the end of the first 12 month's we will advise the tenants that the rent review is about to take place. Once the landlord and tenant are happy to continue we will have both parties sign amended contracts.

Transfer of Utilities

As soon as we have the tenant ready to move in, we provide them with details of all utility providers and have them change their utility supplies. We guide them through this to speed the process up.

Key Holding Service

With all our managed landlords, we provide a key holding service where we retain a copy of your keys as per your instruction and carry out viewings as and when they are organised.

Arrange Repairs & Maintenance

If your property is in need or repairs or maintenance we can set this up as we use a company called Trader4U that provides us with up to 3 quotes from local experts.

24-Hour Helpline

In case of emergencies, we do have a 24-hour helpline available.
